The 30-year fixed averaged 6.65% on August 20, 2026, down from 6.67% the prior week. But Orange County new listings fell from 697 to 607 and coastal active inventory dropped to 750 homes. For buyers, a slightly lower rate does not offset a shrinking pool of listings.
Mortgage rates eased for a second straight week, but if you're waiting for a bigger opening to buy or sell in Orange County, this week's numbers suggest the window may be narrowing rather than widening.
Rates dipped again — modestly
According to Freddie Mac's Primary Mortgage Market Survey released August 20, 2026, the average 30-year fixed rate came in at 6.65%, down slightly from 6.67% the week before — the second consecutive weekly decline.
It's a modest move. Freddie Mac Chief Economist Sam Khater noted it offers "modest relief for homebuyers," while reminding borrowers that shopping multiple lenders can still mean meaningful savings regardless of where the headline rate sits.
That last point is worth more than the two-basis-point move itself. The spread between the best and worst quote a borrower receives on the same day is routinely wider than the entire weekly change in the national average.
Orange County supply is pulling back
While rates edged down, Orange County's supply of homes began its typical late-summer pullback. The weekly OC housing report published August 17, 2026 shows:
| Measure | Current | Prior week |
|---|---|---|
| New listings | 607 | 697 |
| Active inventory | 5,173 | 5,178 |
| Pending sales | 1,919 | — |
| Median closed price (single-family) | $1,416,250 | — |
| Median days to sell | 41 | — |
New listings fell by 90 homes in a single week — what the report describes as a "back-to-school seasonal pullback." Active inventory held essentially flat at 5,173, down marginally from 5,178.
That combination matters more than either number alone. Active inventory stayed level only because homes are being absorbed at roughly the rate new ones arrive. When new listings drop 13% in a week and actives don't rise, the pipeline behind that flat number is thinning.
The coastal market is telling the same story, louder
Across five coastal cities — Newport Beach, Laguna Niguel, Laguna Beach, Corona del Mar, and Dana Point — active listings dropped to 750 as of August 10, down from 785 two weeks earlier, according to a coastal OC market update published August 14.
Meanwhile, pending sales in those same cities climbed to 194, a 10.2% jump.
Homes that sold within 15 days of listing closed at an average of 100.1% of list price, up from 99.72% previously — a sign that well-priced, well-presented homes are still moving quickly and competitively even as overall inventory shrinks.
Falling supply and rising pending sales at the same time is the clearest signal in this report. Those two lines moving in opposite directions is what a tightening market looks like.
What this means if you're buying this fall
A slightly lower rate is welcome, but it doesn't offset a shrinking pool of active listings. Fewer new homes are coming on the market right now, and the ones that are priced right are still selling fast and close to — or above — asking.
Waiting for rates to drop further could mean facing even less inventory by the time you're ready to move. Getting pre-approved now, so you can act the moment the right home appears, is worth doing before you find it, not after.
What this means if you're selling this fall
Thinner competition from other new listings can work in your favor if you list soon, particularly when a home is priced and presented well from day one. The 100.1% price-to-list figure on quick sales is only available to homes that launch correctly — it is not a rescue for a listing that sits.
One thing sellers need to know about listing photos
A California law that took effect January 1, 2026 now requires disclosure when marketing photos have been materially altered — including AI-generated staging, removed structures, or changed views. Sellers must be able to provide the original, unedited image on request.
If your listing photos have been enhanced in any way, make sure your agent has this covered before your home goes live.

Frequently Asked Questions
What is the current 30-year mortgage rate?
The average 30-year fixed rate was 6.65% as of Freddie Mac's Primary Mortgage Market Survey released August 20, 2026, down from 6.67% the previous week. That was the second consecutive weekly decline.
Is Orange County housing inventory going up or down?
Down, on the supply side. New listings fell from 697 to 607 in the week ending August 17, 2026, a seasonal back-to-school pullback. Active inventory was essentially flat at 5,173 homes, and coastal Orange County active listings dropped from 785 to 750 between late July and August 10.
What is the median home price in Orange County right now?
The median closed price for a single-family home was $1,416,250 according to the Orange County housing report published August 17, 2026, with a median of 41 days to sell.
Should I wait for mortgage rates to drop before buying in Orange County?
Waiting carries a real trade-off right now. Rates declined only two basis points over the most recent week, while new listings fell by 90 homes and coastal pending sales rose 10.2%. A modest rate improvement may not compensate for a smaller pool of homes and more competition for the well-priced ones.
Do I have to disclose edited listing photos in California?
Yes. A California law effective January 1, 2026 requires disclosure when marketing photos have been materially altered — including AI-generated staging, removed structures, or changed views — and sellers must be able to provide the original, unedited image on request.
